Pro Torch Roofing replaced the flat roof on a commercial retail building in the Brentwood area of Burnaby with a 2-ply SBS torch-on membrane. Tear-off was done in sections and tied in each day so stores and restaurants below stayed open throughout, and rooftop HVAC units were flashed in place. Expected service life: 25–30 years.
A leaking roof over a restaurant is an emergency for the tenant and a liability for the landlord. This building had multiple tenants with different hours, rooftop HVAC units serving each unit, and a roof that had been patched so many times the original membrane was hard to find. The owner needed a permanent fix without a single tenant losing a day of trade.
We mapped the roof to the tenant spaces below and worked section by section, with noisy tear-off done before opening hours and each day's section fully torched in and watertight by close. Kitchen exhausts and make-up air units stayed running.
Every curb and pipe was stripped in with reinforced base-sheet flashing before the cap sheet, and units that could not be lifted were re-flashed in place with new custom metal counter-flashings. Old abandoned penetrations were removed and decked over rather than patched.
Torch-applied SBS base sheet and granulated cap sheet across the full field, laps torched and probed, drains re-flashed, with a hot-work plan and fire watch each shift under our $5M hot-work policy.

We can, and we offer honest repairs, but a roof that has been patched repeatedly is telling you the membrane has reached end of life. Replacement is cheaper than the next five emergency calls.
