Strata & Commercial Roofing
Request a commercial quoteFlat roofing for strata, apartment and commercial buildings
Pro Torch Roofing has spent 25+ years on flat and low-slope roofs across Greater Vancouver, and a large share of that work is on occupied buildings: strata complexes, apartment blocks, hotels, retail and warehouses. We install 2-ply SBS torch-on membrane, fabricate the metal in-house, and plan every job so residents, guests and tenants carry on as normal. Our work includes the Hyatt Regency and Sylvia Hotel in Vancouver, a campus building at UBC and open retail in Brentwood, Burnaby.
What councils and property managers get
- A written scope and fixed price your council or ownership can read, compare and file.
- A drone roof assessment with photos of every problem area, flown by a Transport Canada certified pilot, so decisions are made on evidence.
- Phased scheduling so the building stays open and each section is watertight before the crew leaves it.
- $5M hot-work liability insurance and a written Site Safety Plan for every project.
- One point of contact from the first visit to the final walk-through, with photo updates along the way.
- Custom sheet metal made in-house: cap flashings, scuppers and curbs fabricated to fit, not ordered and waited on.
How we run a roof on an occupied building
- Assess. Drone survey and on-roof inspection, then a report with photos and a recommended scope: repair, section replacement or full re-roof.
- Plan. Work hours, access, crane or hoist days, parking and notices are agreed with the property manager or council before anything starts.
- Build. Tear-off to the deck where needed, deck repairs, insulation and drainage corrections, then 2-ply SBS torch-on membrane. Flame-free liquid membrane is used at door thresholds and other details close to combustible materials.
- Close out. Final inspection, completion photos and documentation for your records, plus a maintenance plan to protect the new roof.
