Pro Torch Roofing replaced the flat roof on a home on Bowen Island with a 2-ply SBS torch-on membrane and new custom metal flashings. Completed in 2020, the project was planned around ferry schedules and island logistics so the roof was never left open, and the owners got a mainland-quality roof without the island premium. Expected service life: 25–30 years.
Bowen Island is twenty minutes from Horseshoe Bay and a world away in logistics. There is no running back to the supplier for one more roll of cap sheet. Materials have to be counted twice, loaded on the right sailing and staged on a tight island lot. Weather windows matter more, because a missed day is a missed ferry, and the roof cannot sit open while the crew waits on the mainland.
We did a drone and on-foot measure first, then ordered every material for the whole job with a margin and shipped it on one early sailing with the crew. Tear-off debris was binned on site and returned on the last run. The crew stayed on-island until each roof section was fully closed.
Torch-applied SBS base sheet and granulated cap sheet, laps torched and probed, with reinforced flashings up walls and around skylights. Island homes are often surrounded by trees, so we paid particular attention to drain strainers and gutter details that will handle needles and leaves.
Cap and counter-flashings were pre-bent in our Burnaby shop from the site measurements and brought over with the membrane, which is the only way to avoid a second ferry trip for a single missing piece.
A roof finished on schedule, no surprise island surcharges, and a written warranty the owners can rely on even though we are a ferry ride away.
