Pro Torch Roofing installed a 2-ply SBS torch-on membrane with custom-fabricated metal fascia, cap and counter-flashings on a waterfront home in the White Cliff area of West Vancouver. Completed in late 2020, the project combined flat-roof waterproofing with architectural sheet metal that had to look right from the water and the street. Expected service life: 25–30 years.
Oceanfront roofs in West Vancouver take salt spray, wind-driven rain and sun with no shelter. On a home like this one the roof edges are visible from every angle, so the metal has to be straight, consistent and fastened in a way that will not streak or stain the cladding below. The owners wanted a roof that would disappear into the architecture and not need attention for decades.
Torch-applied SBS base sheet and granulated cap sheet across all flat areas, laps torched and probed, with reinforced flashings up every parapet and wall. Drains were re-flashed with new clamping rings.
Every piece of fascia, cap flashing and counter-flashing was measured on site and bent in our shop, in long lengths to minimise joints, with concealed cleats rather than face fasteners. Corners were fabricated, not field-folded. The result is metal that reads as a single clean line from the water.
Material choices and fastener grades were selected for a marine environment, and the granulated cap sheet protects the membrane from UV on a roof that gets no shade.
A roof and metal package that matches the quality of the house it sits on, documented with drone photography for the owners and covered by a written warranty.
