Project Overview
The failed flat roof on a home in the Burke Mountain / Westwood Plateau area of Coquitlam, replaced with a 2-ply SBS torch-on membrane, upgraded roof drains and heavier-gauge custom metal. At this elevation snow sits on the roof for weeks, so the system was specified for ponding, freeze-thaw and ice at the drains. Expected service life: 25–30 years.
Roofing System & Materials
- Roof stripped to the deck, water-damaged sheathing replaced, tapered insulation for positive slope to new drain locations
- New cast drains with clamping rings and strainers, plus overflow scuppers through the parapet
- Torch-applied SBS base sheet and granulated cap sheet, all laps torched and probed, reinforced flashings up every parapet
- Heavier-gauge custom metal cap flashings bent in our shop to stand up to snow shovels and ice
Challenges & Solutions
The original roof had almost no slope, undersized drains and a single-ply membrane that had split along a seam under an ice dam — water was coming through an upstairs bedroom ceiling. Slope correction, new drains and overflow scuppers give meltwater a second way out, and the SBS membrane tolerates ponding and freeze-thaw without complaint.
