Project Overview
The flat roof on a commercial retail building in the Brentwood area of Burnaby, replaced with a 2-ply SBS torch-on membrane. Tear-off was done in sections and tied in each day so stores and restaurants below stayed open throughout, and rooftop HVAC units were flashed in place. Expected service life: 25–30 years.
Roofing System & Materials
- Torch-applied SBS base sheet and granulated cap sheet across the full field, laps torched and probed, drains re-flashed
- Every curb and pipe stripped in with reinforced base-sheet flashing before the cap sheet
- HVAC units re-flashed in place with new custom metal counter-flashings; abandoned penetrations removed and decked over
- Hot-work plan and fire watch each shift under our $5M hot-work policy
Challenges & Solutions
Multiple tenants with different hours, rooftop HVAC serving each unit, and a roof patched so many times the original membrane was hard to find. The roof was mapped to the tenant spaces below and worked section by section, with noisy tear-off before opening hours and each day's section fully torched in and watertight by close. Kitchen exhausts and make-up air units stayed running.
